Margate which is located on the KZN Hibiscus coast was originally a holiday resort town. Naturally, with exposure to consumers the town became a holiday resort town and residential suburb.

This dual use gives the suburb a broader property value pricing structure which has to influence the growth in property values. Situated on the beach front also contributes to the property values which pins the status of St Michael’s as middle to prestigious suburb.

If it is an idyllic laid back lifestyle you are after then this suburb will be that and more. The property usage in the suburb consists of freestanding homes, apartments, townhouses and cluster homes. The views from many or even most of the homes and apartments are spectacular.

The architecture tends to be more modern but there are some homes that are classic conventional but still fall into the upper-class to prestigious end of the market.

As a second holiday home property in in the suburb yields a stable growth investment, naturally with an all year use due to the favourable weather.

The fact that the suburb is a tourist destination means there are a number of hotels which adds to the general property value because many of these hotels are boutique hotels. This means the property market has to match that level of status. Naturally, hotels attract local and foreign tourists which also contribute to market the current properties on the market.

For permanent residents all the important amenities are catered for like public or private schools, malls and easy access to commercial and industrial hubs.

Schools that cater for education are South Coast Academy, Margate Primary School and Southcity Christian School.

The leisure activities are endless and naturally, the beach and ocean will be favoured by the sun lovers.

Malls catering for retail needs are Hibiscus Mall Centre, Shelly Centre and South Coast Mall.
