As one of the southern suburbs of Cape Town, Rondebosch is bordered by the suburbs of Rosebank, Rondebosch East, ClaremontNewlands and the breath-taking slopes of Devil’s Peak. Predominantly a residential suburb, Rondebosch also offers residents a shopping zone and small business district. The suburb is best known as an entertainment hub and for its vibrancy and bustling vibe due to the University of Cape Town’s proximity.

At the very heart of Rondebosch is Main Road and the Victorian cast iron Rondebosch Fountain, which is a beloved historical landmark. Other notable historical landmarks in the Rondebosch area include the Groote Schuur Estate as well as the first Governor of the Cape Colony Simon Van Der Stel’s home, which now forms part of the Rustenburg Junior School.

Picturesque scenery and a charming, trendy ambience are part and parcel of Rondebosch – which perhaps explains why the area’s property sales have not been affected by the decline in property sales that most other areas have experienced in recent years.

According to local estate agencies properties in Rondebosch sell almost as soon as they are listed on the market. Particularly properties priced between R3-million and R5-million are sold within days of being listed. It would seem that as a result of the low interest rate more people are looking to buy homes now than in previous years. Younger families and professionals are also entering the market now, because Rondebosch is renowned for its excellent schools and easy access to the centre of Cape Town.

According to statistics collected by local estate agencies located in Rondebosch, many new buyers in the area have relocated from other suburbs like Constantia and the Atlantic Seaboard to be closer to the educational institutions in the area as well as UCT. Many buyers are even keen to buy older homes in need of some renovations if the location in the suburb is worth it, as properties in the suburb consistently maintain their value.

That being said, it is important that sellers remember to keep their house prices in line with market and its demands.
