The Midrand suburb of Carlswald is a reasonably new residential development with some major benefits to residents.

The prime location is the most prominent factor attracting property owners to the suburb. It is central to the commercial and industrial hubs in Midrand and then to the west of Midrand to the Sandton region with its commercial hubs like Bryanston, Buccleuch, Marlboro, Rivonia and the Sandton CBD.

To the north of Midrand there is the connecting highway to Centurion and commercial hubs in Pretoria like Menlyn and Hatfield.

The architecture of Carlswald is predominantly modern, which is the tell-tale sign of the general age of the suburb. The demographic in the suburb could be described as you and of a middle-class income group with some of the security estates tending towards the executive market.

The property usage of Carlswald is the other factor which attracts a large number of buyers as it consists of freehold homes, cluster homes in and outside of security estates, apartments and townhouses.

The rental market will then also be of such a nature that there is a high demand across the whole income spectrum with good yields from rental income. The other benefit is that the region is still being developed which means the rental market is still expanding and thus an indication that investment prospects are quite secure.

Service delivery in the suburb is good as can be expected, with neat pavements and upkeep of security estates perimeter walls a further indication that the suburb does maintain a standard of exclusivity.

The region may still be developing but this does not mean there is a lack of important amenities like schools and malls within easy access.

Here is a list of some established schools servicing Carlswald; Summerhill International College, Midrand High School and St Peter’s College.

With the region developing the way it has there are a number of up-to-date retail hubs such as Carlswald Lifestyle Shopping Centre and Vodaworld Midrand.
