Bedford Park is an East Rand suburb located in a prime location.
When commercial businesses decided to move to the suburbs it was a natural progression that these companies would establish themselves as near as possible to home. This had a knock-on effect on property values and in turn increased demand for these properties. The other benefit is that the suburb is close to Midrand and also the industrial hubs like Isando and Meadowdale, yet removed from the noise pollution of these hubs.
The other very important benefit is the proximity of the suburb to the OR Tambo airport which is accessed via the R24 freeways making it convenient for business or holiday travel.
When Sandton became the main commercial hub suburbs like Bedford Park were still in a prime location with the freeways intersecting nearby and still holding the suburb in a prime location.
The upper-class and exclusive reputation of the suburb is reflected in the individual property values which are within the norm for a suburb like Bedford Gardens and for what the homes offer in terms of exclusivity. Large grounds, spacious homes and architecture which displays the affluence.
The mixed property use is somewhat limited to the upper end of the market but due to its location and high property values there is still a demand for these exclusive townhouses, apartments and freehold homes with a few clusters.
The buy-to-let market is a solid market in the suburb which stems from demand and location.
