Property to be sold on sheriff auction "as is"

This is a sale that is held by an officer of a court, the sheriff, requiring the sheriff to dispose of
the property at a public auction in terms of a court order declaring the property executable. Property
rates, taxes and levies (including all arrear amounts in this regard) will be paid by the purchaser
(until the date of registration), in addition to the offer amount. The purchaser has the option to
negotiate a reduction of the outstanding rates and taxes in terms of S118 of the Municipalities Act.
All properties are sold voetstoots (meaning "as is"). The purchaser will be responsible for the bond
cancellation fees and for all costs related to the transfer of the property into his/her name. Transfer
duty is payable by the purchaser (where applicable). The Bank does not warrant that the Purchaser will
be able to obtain vacant occupation of the property. Where the property is guarded, an appointment must
be made with the specific security company prior to viewing the property. An online offer is not a
legal offer and just shows interest in the property. Prospective buyers need to submit an offer online
whereafter a representative of the Bank will establish contact to arrange for the signing of an Offer
to Purchase. This offer to purchase will then be presented to the client for consideration and approval,
so a period of at least 10 working days is required to confirm any offer received online, with the
