Western Cape

The property has one garage and a lockable carport (that is used by the guests). The exterior is a mixture of painted brick and vermont planking. The property has ADS security but that is probably an overkill as Eureka Park is a very safe area. The lagoon is a very short walk and the main beach is just down the road - close enough for the sounds of the sea.

We have completed the holiday flat and the income from it is currently averaging R6,000 per month but it is still early days and we expect the occupancy to increase substantially – we are fully booked already from mid-November until mid-January. Average income is R900 per day. Having established and run a very successful four-star Guest House in Colesberg for many years, before retiring to Great Brak River, we have advertised the facility on the popular accommodation websites that generated a lot of business for us. This passive income will make an attractive investment for a retired couple and the management of the accommodation is very simple.

Alternatively, the flat can again be incorporated into the main house and there would then be 3 (or 4) bedrooms with 3 bathrooms, two kitchens and two lounges (or one and a separate dining room) as well as the patio and laundry. The renovations cost about R300,000 (and much personal sweat) whilst the furniture and fittings added about R50,000. Most of the work was done by myself or under my supervision and we paid cash for everything, including the legal and transfer costs.

The holiday flat comprises of two bedrooms and two bathrooms with a lounge (with the full DStv) and well equipped kitchen in the middle. Outside is a private (2.4m latte fencing all round) garden, which has been secured for pets, and a built in braai. The finishes are of a high standard and we spent a considerable amount of capital on them. The furniture, linen and appliances are included in the sale. There is an ADT alarm system and the flat has its own new 150l geyser.

In our section, we built an enclosed patio, with a built in braai and laundry and besides these we have a bathroom, en-suite, and a large study (or second bedroom), a lounge and well equipped kitchen with a built in oven. Most of the cooking is done with gas and we have installed a solar charger that provides lights, cell phone and computer charging when Eskom sheds a load. There are plenty of cupboards. Our erf is one of the largest in Eureka Park and there is a good garden shaded with old established trees. Having submitted the plans, I have all the plans on AutoCad and can let you have these for a diagram of the layout. There is an ADT alarm system and new 150l geyser.

Whilst we love it here in Great Brak River and walk on the beach daily with our dog, we would like to move closer to the Cape where our family is and, being a member of the SA Brandy Foundation, would put us closer to the main brandy areas which is where my passion is.
