The South African property market is busy with what is called a correction while world markets are in recession. This sounds fancy, but for the average Joe it means that although property prices aren’t increasing, it’s still very difficult to buy property because of high interest rates.
When MyRoof.co.za launched its Property Rental section last month it proved to be very popular, mostly because listing rental property is free but also because the whole process is done online and takes less than 5 minutes… well, that and the fact that many people own multiple properties that they don’t want to sell during the property correction but find hard renting out.
This gave me the perfect excuse to examine the differences between owning property and renting, as shown in the table below:

| If you own property you can pretty much do with and to it what you please, making sure you’re not breaking any laws off course. You must also obey rules and regulations set out by your body corporate if you live in an estate or complex. | When renting you’ll have to ask the owner for permission to make any changes pertaining to anything not specified in the lease agreement. |
| You are responsible for repaying the installments of your home loan (if you have one), which is mostly subject to the interest rate and which might increase or decrease over time. | You are responsible for paying your monthly rent to the owner as stipulated in your lease agreement. Great article. I think that if you have the money or access to a home loan then buying is the way forward. This is the time to be buying property in south africa. With the World Cup coming up you can rent out your property and make some good money.
I currently rent out an apartment in town and I cringe every time I have to pay that rent. It feels like you are throwing money away when you could be using it to pay a monthly bond.
So definitely buy property if you can!

I have a property (land) @R3000.00 a month and a house that I rent @R6000.00 = R9000.00 that money could be used to pay off on my own property but the bank does not see it that way whats up with that??? I have good rental references and I mean GOOD,im still young and would like to start somewhere,so in the meantime im paying someone else’s bond for them……..

I would always buy property. In 20 years you have paid off your property, got some capital appreciation, and live rent free thereafter.
There are benefits for renting, but I think are more short-term.

In my state, California, if the value of the subject property drops below the assessed amount, the county assessor must lower the assessment. If you are in California, call the assessor immediately because there is an early December cutoff for making the request. I can’t speak for other states.
